Studio P3 offers two types of services:
Turnkey: A full service covering design, build and every finish. We manage the entire process from first drawing to final finish, coordinating contractors, suppliers, and your budget throughout.
Drawings only: A complete pack of architectural drawings with everything specified, giving you everything you need to brief and build independently.
Below is an outline of how a typical project unfolds.
Process
1.The Brief
Every project begins with you; a space you want to live in, work in, or invest in. One that supports how you actually live and reflects who you are.
We work with clients who are drawn to our design aesthetic and want a considered, personal approach. It matters to us that we are aligned from the start on design direction, expectations, and what the project needs to achieve. We draw inspiration from your personal style, your experiences, and the building itself to produce something entirely your own.
2. Scope and Cost
We usually begin with a phone call to understand what you need. From there we may arrange an on site meeting. We find that meeting in person and in the space gives us a much clearer picture of the project and allows us to understand each other properly.
Following that we send a proposal outlining the scope of services and our fees. Our services are divided into design and project coordination. Both can be taken together as a full turnkey service, or the design package can be taken independently.
3. Design
You provide a brief and inspiration references. We create concept ideas according to your wishes and deliver drawings in two phases.
Phase one is a concept design pack with mood boards, 2D plans, and 3D renders that establish the direction of the project. Phase two is a full construction drawing pack covering lighting, electrical, plumbing, floor finishes, wall finishes, furniture layouts and design details. Everything a contractor and supplier needs to build the project accurately.
4. Budget & Coordination
We work within an agreed project budget and structure the design around it to ensure the right proportion of spend goes to the elements that matter most.
For projects requiring full coordination, we set out the budget, timeline, and schedule from the start. We coordinate contractors, subcontractors, suppliers, and deliveries throughout the build a single point of contact managing the process from start to finish.
Please note that a minimum budget is required to achieve the design aesthetic shown in our projects. We are happy to discuss this during the initial conversation.
5. Construction
The build begins. Demolition first; stripping back to the structure and reading what the building has to offer. Then the raw construction work: walls, electrical wiring, plumbing, underfloor heating. First finishes follow with tiling, bathroom fixtures, ceilings, plastering. The final finishes involve painting, kitchen and cabinetry installation.
We visit site regularly throughout, checking progress against the drawings and ensuring every decision is made with the finished space in mind.
